Financing
Financing a home at Sophia Meadow works within Singapore’s standard lending framework — the Loan-to-Value (LTV) limits that cap how much you can borrow, and the Total Debt Servicing Ratio (TDSR) that ensures repayments stay within reach. The tables below summarise both. To estimate the loan and price this supports, use the TDSR calculator.
| Loan | Max LTV (tenure ≤30yr & age ≤65) | Max LTV (tenure 31–35yr or age >65) | Min Cash Downpayment |
|---|---|---|---|
| 1st housing loan | 75% | 55% | 5% at 75% LTV; 10% at 55% LTV |
| 2nd housing loan | 45% | 25% | 25% |
| 3rd & subsequent | 35% | 15% | 25% |
Minimum cash rises with the lower band: a first housing loan taken over a tenure of more than 30 years, or running past age 65, carries a 55% ceiling and a 10% minimum cash downpayment rather than 5%. Per MAS, verified 18 September 2026.
