EdgeProp carried two collective-sale relaunches on 13 October 2026, one in the city fringe at Balestier and one on Upper Bukit Timah Road. The pair differ in tenure, size and use, yet both owner groups are once more inviting bids by public tender. Both name a public tender as the route, and both set a 3 pm cut-off in November 2026, a week apart. The short version follows, with every figure taken from those two EdgeProp reports.

  • Balestier Regency, 4 Jalan Ampas. A freehold 10-storey block of 72 apartments completed in 1990, relaunched on the same terms as its May 2026 tender launch, with bids closing at 3 pm on 12 November 2026. EdgeProp gives a site area of 61,931 sq ft, a gross plot ratio of 2.8 and a maximum gross floor area of about 173,407 sq ft, enough for up to 161 apartments. With a baseline plot ratio of 2.793, only a nominal land betterment charge applies, the marketing agent told EdgeProp.
  • Beauty World Plaza, Upper Bukit Timah Road. An eight-storey, 999-year leasehold mixed-use block with shops on levels 1 to 3 and apartments on levels 4 to 8, on a 24,817 sq ft corner site zoned commercial and residential, at a gross plot ratio of 3.0 and beside Beauty World MRT station. Its tender closes at 3 pm on 19 November 2026; EdgeProp noted earlier tenders launched in November 2018 and June 2019.
  • Planning and supply. EdgeProp reported outline planning permission for about 108 serviced-apartment keys at Beauty World Plaza, at a minimum unit size of 35 sq m, with podium uses such as retail, F&B, enrichment or co-working possible subject to authority approval. At Balestier, the marketing agent pointed to the thin supply of sizeable freehold redevelopment sites in the city fringe and pitched the block to developers with a medium- to long-term view.

Verdict: both owner groups have gone back to the market with fixed closing dates and planning parameters set out in full, which hands bidders a clear brief. Balestier Regency rests its case on freehold tenure and a modest betterment position, while Beauty World Plaza rests on its rail link and its range of permitted uses. Whether either tender ends in an award will be settled after the November deadlines, and the two results will add fresh reference points for owners weighing similar moves elsewhere in the city.

About a 10-minute walk from Dhoby Ghaut Interchange, Sophia Meadow is a boutique five-storey block of 41 homes with a basement car park at 132 Sophia Road on Mount Sophia, in District 9 of the Core Central Region. Sin Thai Hin Development secured the 1,280.5 sqm (about 13,783 sq ft) site in December 2023, and the 103-year lease runs from 15 March 2024. Preview registrations opened on 20 June 2026; estimated vacant possession is 30 November 2029. The location page details the hillside setting.
