Two Tender Dates and a 41-Home Block

For anyone weighing a purchase, the URA release of 13 August 2026 is best taken as a set of dates and figures. URA put two sites up for sale by public tender under the Confirmed List of the 2H2026 Government Land Sales (GLS) Programme: Marina Gardens Lane, near Marina South MRT station, with about 390 homes, and Orchard Boulevard, near Orchard Boulevard MRT station, with about 110. The whole Confirmed List runs to about 4,745 homes.

The calendar is short. Marina Gardens Lane closes at 12 noon on Thursday 15 October 2026, six days after today, Friday 9 October, and Orchard Boulevard closes at 12 noon on Thursday 29 October 2026, twenty days after today. Developers obtain the tender documents, called eDeveloper's Packets, through URA's One-Stop Developers' Portal. That is the full extent of what the release states, and it concerns developers rather than home buyers directly.

Because the release names stations and not districts, the cleanest reading is the dates themselves: two closing times, six and twenty days from today, and one programme total of about 4,745 homes.

Sophia Meadow: The Facts a Buyer Can Hold On To

What a buyer can act on is the record of the project in front of them. Sophia Meadow is a boutique five-storey block with a basement carpark at 132 Sophia Road, Mount Sophia, in District 9 within the Core Central Region, and it holds just 41 homes on a 1,280.5 sqm site (about 13,783 sqft). Dhoby Ghaut Interchange is about a 10-minute walk away.

The tenure is a 103-year leasehold from 15 March 2024, and the developer is Sin Thai Hin Development (Pte) Ltd of the Sin Thai Hin Group, which secured the site in December 2023. The project is at the pre-launch stage, with preview registrations open from 20 June 2026. Estimated vacant possession is 30 November 2029, and estimated legal completion is 30 November 2032.

The project timeline reaches from the site purchase in December 2023 to estimated legal completion in November 2032, just under nine years from first date to last. A block of 41 homes also means 41 households sharing a single block and basement carpark, with five storeys above ground.

The lease start on 15 March 2024 and the estimated vacant possession on 30 November 2029 are the two project dates that frame the construction period, and both are on the project page.

Taken together, the tender calendar and the project record sit on separate tracks: one belongs to the tender process on two other sites, and the other belongs to a 41-home block on Sophia Road.
